A/C Maintenance Checklist: Everything You Need To Know

Summer is approaching fast, and we all know that the Florida heat and humidity are no joke. To ensure a comfortable start to the season and quality cooling throughout, A/C maintenance needs to be considered and taken care of NOW. No one wants to end up with a broken-down A/C system in the mid-summer heat! Take a closer look at our Cool Today A/C maintenance checklist below to determine what you need to know this season.

1.  Air Filter Replacements

When was the last time you replaced your air filter? If it’s been a while, we can assure you that clogged or dirty filters that are not consistently replaced will lead to a multitude of A/C problems. Running your A/C system consistently in Florida calls for your air filter to be replaced at least every 3 months, but even monthly swap-outs are appropriate if you rely heavily on your system or have pets.

2. Exterior Condensor & Compressor

It is common for debris, such as leaves and dirt, to get into the exterior of your unit, but it is necessary to get them removed to ensure your system is running efficiently without blockages. The exterior of your unit and the circuit breaker switch to the unit must be shut off BEFORE proceeding, or working around the fan blade can be extremely dangerous. Cleaning the area around the unit is also a maintenance must, allowing at least two feet of clear space to ensure that there are no potential closeby obstacles.

3. Air Ducts

Because air ducts are so tucked away, they are commonly the most overlooked aspect of your A/C system, affected by blockages. It is necessary to inspect air ducts for damage, from condensation or corrosion, to avoid costly repairs in the future.

4. Evaporator Coils

Now when inspecting the interior air handler, the coil should be free of debris and cleaned with the proper tools to remove dirt. This includes a soft brush and a specific coil cleaner - not just an everyday cleaner. The runoff from this cleaning will collect in the drain pan, which in turn will also need a deep cleaning to eliminate the bacteria build-up that has been collecting since the last time it was cleaned.

5. Refrigerant Tubes

Lastly, small metal tubes run from the exterior unit to the air handling unit carrying the system’s refrigerant, regulating the temperature in one’s home. These should be inspected by a professional to ensure there are no leaks and avoid costly repairs in the future.
